<p>February 25, 2008</p>
<p>The purpose of this letter is to assist you in making an informed decision when the replacement of the existing concrete walls with aluminum railings is put to a vote.<br />
The Association is preparing to begin restoration of the catwalks and concrete walls. These repairs are not optional; they are a necessity. We have been advised by our engineer that the amount of repairs required by the existing walls is so extensive that, on a long range projection, spot repair of   <span id="more-22"></span> these walls would not be cost effective.<br />
During Hurricane Wilma several of these walls either blew off or were so severely damaged that they had to be demolished and replaced. It was at this time that we learned that the steel rebars that support these walls were not up to today’s code. The Board of Directors, after careful consideration, has decided that the best way to go is to demolish all of the existing concrete walls and replace them with new concrete walls whose support rebars would be code compliant&#8230;&#8230;..</p>

<p><strong>Quarterly Maintenance Payments</strong></p>
<p>Your maintenance payments are due on the following dates:</p>

<p><strong>Concrete Restoration Update</strong></p>
<p>As we are all aware, Plaza South is in the midst of repairing concrete deficiencies on our balconies.  We have completed the NP Tower, LM Tower, G Tower and K Tower.  Currently ongoing are the AB Tower, CD Tower, H Tower and J Tower.</p>
<p>This is a large project that is in serious need of attention.  We are working closely with our contractor, Commercial Concrete Restoration Services; our engineering firm, S.P.E.C. and various city agencies to complete this undertaking in a timely, cost efficient and professional manner.  Target date for completion is some time in April 2008.</p>
<p>Hopefully when this work is complete the balconies will not need this extensive concrete work for another forty years; and they will be in a safe condition for owners to enjoy.</p>
